PureSeal BioClear 50 Pro is our fully approved and licensed 50% DDAC biocide, registered on the COPR database (No. 10927) for use as a surface biocide. This product is for professional use only. As the end user, you must hold the appropriate training required by the HSE before using professional-use biocides.

BioClear 50 Pro quickly eliminates biological growth from external hard surfaces. It performs exceptionally well on roofs, render, and ground surfaces. In most cases, a single coat applied by brush or sprayer breaks the reproductive cycle of algae, moss, lichen, and other microbial contaminants.

Several factors influence how a biocide performs. Therefore, you should always assess the surface before choosing a dilution ratio. Key factors include:

• Surface type and porosity
• The level of biological contamination
• Temperature and weather conditions
• Shade from trees or nearby buildings
• Previous cleaning methods
• The level of moisture within the surface

As a general rule, non-porous surfaces such as coated cladding and porcelain will not retain a biocide for long-term protection. However, the product will still deliver an immediate kill, allowing the dead biofilm to weather away naturally over time.

Pets and Children

Always consider the safety of pets and children before carrying out any treatment. If they have access to the treated area, apply the biocide and allow it to remain on the surface for approximately one hour. It does not matter if the product dries during this time. After one hour, rinse the surface thoroughly to remove any remaining residue.

Dilution Guidance

BioClear 50 Pro contains alcohol, which allows you to increase the dilution ratio during hotter weather while maintaining excellent performance.

For roofs and render in warm conditions, we recommend a dilution ratio of approximately 1 part BioClear 50 Pro to 35 parts water.

Your cleaning method also affects the dilution ratio. For example, if you clean a roof before applying the biocide, you remove most of the dirt and contamination first. As a result, the biocide can concentrate on the remaining biological growth rather than heavy soiling. In these situations, we recommend a dilution ratio of 1 part BioClear 50 Pro to 40 parts water.

General Instructions

For most applications, we recommend the following starting dilution ratios:

• Roof slates and roof tiles (after scraping): 1 part product to 25 parts water
• Render: 1 part product to 25 parts water
• Ground surfaces: 1 part product to 50 parts water

Apply the diluted solution at a coverage rate of approximately 4m² per litre. Please refer to the dilution chart below for more detailed guidance on dilution ratios and application rates.

The dilution ratios provided are intended as a guide only. Surface condition, porosity, contamination levels, and environmental conditions will all influence the final dilution required. Once applied, leave BioClear Pro 50 on the surface to self-clean over time.
